Buying as a Foreign National?

Non-EU citizens can freely buy property in most parts of Greece. The process requires a Greek tax number (AFM), a local bank account, and proper legal representation. What additional costs should I budget for?

Beyond the purchase price, expect roughly 3.09% property transfer tax (or 24% VAT on new builds with a permit issued from 2006 onwards), around 1-2% in notary and lawyer fees, and a small registry fee. We provide a clear cost breakdown before you commit.

Do I need a lawyer?

Strongly recommended. Your lawyer verifies the property title, confirms there are no debts or liens, reviews building permits, and represents you at the notary. We're happy to introduce you to trusted English-speaking lawyers we work with regularly.

Can I buy without visiting Greece?

Yes. Many of our international clients complete the entire purchase remotely. We arrange video viewings, your lawyer can act under power of attorney for the signing, and we stay on the ground as your eyes, ears, and local contact throughout.

How long does the buying process take?

From accepted offer to keys typically 30 to 90 days, depending on the property's legal status and any required permits. Properties with all paperwork in order can close in just a few weeks.

Do I qualify for the Golden Visa?

Non-EU citizens investing at least €250,000 in Greek real estate (thresholds vary by region; €400K or €800K in higher-demand areas) qualify for a 5-year renewable residency permit covering the whole family. We can help you assess eligibility and structure the investment with the right professionals.
