Short-term rentals can run higher in tourist areas but with greater volatility, regulatory risk, and management overhead. We'll model both scenarios honestly for any property you consider.
How does the Golden Visa actually work?
Non-EU citizens investing at least €250,000 in Greek real estate qualify for a 5-year renewable residency permit covering the whole family. Thresholds rise to €400,000 or €800,000 in higher-demand zones such as central Athens, Mykonos, and Santorini. There is no minimum stay requirement, and the permit grants visa-free travel across the Schengen Area.
What taxes will I pay as a foreign investor?
Property transfer tax is roughly 3.09% of the purchase price (or 24% VAT on certain new builds). Annual property tax (ENFIA) varies by size and location.
