What You'll Need

Most landlords ask for a copy of your ID or passport, proof of income or a guarantor, and a deposit equal to one to two months' rent. Lease agreements are typically twelve months minimum for long-term rentals.

Foreign tenants need a Greek tax number (AFM) to sign a formal lease. We're advisors, not agents or lawyers, but we'll introduce you to the right local people for the AFM, utility setup, and address registration, and stay alongside you throughout.

About Renting

Can I rent in Greece without speaking Greek?
Absolutely. We work entirely in English with international tenants. Calls with landlords, viewings, lease translation, and post-move-in support all happen in your language. You sign only when you fully understand what's in the contract.
How much deposit will I need?
Most long-term rentals ask for a deposit of one to two months' rent, paid before move-in. The deposit is refundable when you leave, provided the property is in the condition you received it. Short-term furnished rentals sometimes ask for more.
Do I need a Greek tax number (AFM) to rent?
For any formal lease registered with the tax office, yes. Both tenants and landlord need an AFM. We point non-Greek residents to the right local contacts who can sort the AFM, usually within a few days, and the same trusted partners take care of the lease registration once it's signed.
Can I rent from abroad before arriving in Greece?
Yes, and many of our clients do exactly this. We arrange detailed video walkthroughs, view the listing in person on your behalf, and connect you with a trusted lawyer who can sign the lease electronically or under power of attorney where possible.
Do you charge tenants a fee?
Agency fees in Greece typically equal one month's rent plus VAT, traditionally split or paid by the tenant. We're transparent about fees upfront, no surprises after you've fallen in love with a place.
What if something breaks after I move in?
We stay in touch after the lease is signed. If something goes wrong with the property or the landlord, we can step in to translate and mediate informally, and point you to a qualified lawyer if the issue needs formal legal advice.
